Year End Comparison 2015 to 2016

Waterloo days on market are down slightly from 60 to 56 days, while the number of listings rose from 851 to 965.  Median price are up slightly from $109k to $112k, average sales price is up from $115k in 2015 to $124k in 2016.

CF Days on market increases from 52 to 56 days, the number of listings also increased from 578 to 593. Median price stayed the same at $185k, while average sales price dropped from $213,500 in 2015 to $208,600 in 2016

Combined W’loo & CF market stats are as follows:

DOM down from 57 to 55, number of listings is up from 1353 to 1469, the median price is up slightly from $135k to $137k, average sales price is the about the same at $156, 700 from $156,000.

This is about as steady as a market can get.  Days on market are good, we’d like to see them drop below 50 days, which we probably will see by the end of the 2nd quarter of 2017.  Sales and prices are almost too good and show a strong and steady market.  Interest rates may rise a bit but I don’t think they will affect the housing market in our area.  This is a great place to buy or sell a home and a great place to call home!.
