Three Staging Tips to Showcase your Home

Selling a home can be a daunting task, especially when trying to figure out how to make buyers fall in love with your home.  Luckily, here at the Northeast Iowa Regional Board of Realtors, we’ve put together three of our favorite staging tips that will help you showcase your property!


Depersonalization is usually the hardest thing for sellers to do. Having pictures of loved ones will make it difficult for buyers to picture themselves living in the home. Instead, try hanging artwork or place simple decorations around your household. By being as minimalistic as possible, this leaves room for buyers to envision their belongings in your home.

Decluttering comes with depersonalization, so be sure to invest in a storage unit or have somewhere to put all of your extra items and décor. Buyers will be opening cupboards and closets, so if they see empty space, they can imagine their possessions there and not have yours in the mix to cloud their vision.  Be sure to ditch the clunky furniture, so it makes the room feel more open. Just remember: less is always more!

Lighting & Wall Color Matters

Lighting is crucial to making a home feel more spacious. Be sure to have all windows cleaned with blinds up or curtains open. Paint colors should also be taken into consideration. Loud colors will cause a buyer to be less set on a home because they may see repainting as too much work. Repainting with neutral, light colors will be the best bang for your buck! Having a fresh coat of light beige, taupe, gray, or blues will cause the buyers to feel like the home is move-in ready and their furniture will go along with the colors. If you do want pops of color, use accessories like pillows or decorations, as those are seen as easily removable compared to bright colored walls.

Upgrade Fixtures & Hardware

This will be a cheap, simple way to draw in buyers and grab their attention. Investing in new, modern cabinet knobs and pulls will make the kitchen and bathroom look more up-to-date. Upgrading outdated light fixtures can also make a huge difference in your home. Not only will they make your home feel more contemporary and stylish, they can also help brighten up your rooms to make them feel more spacious.
